Projects and Unit Access

Dear Resident,

April is shaping up to be a busy month for our community. Several projects that impact you, and some that do not, are coming to fruition in April. Please review all of the information below as we will need access to your home on numerous occasions throughout the next couple of months.

Fire Alarm Inspection & Testing

Our annual fire alarm inspection and testing will take place next week. The North Tower is scheduled for Tuesday, April 10th and the South Tower is scheduled for Wednesday, April 11th. We will need access to every unit to inspect the sprinklers and listen to make sure the audibles are working in your home. We will not sound the alarms, but instead play music over the PA system.

We will start at the penthouse level at 9:00 am and work our way down to the ground floor. Jeremy will be escorting the inspectors through your unit, and we will only be in there for about five minutes. Once your floor is complete, we will disable the music over the PA system.

We will call you about 10 minutes before we head to your floor to find out if you are home.

Balcony Painting

The long-awaited balcony painting project is commencing on Monday, April 16th. The 01 and 02 stacks will be the first to be refinished. Then we move to the 03 and 04 stacks.

The proposed schedule for the 01 and 02 stacks is listed below. Please understand that this schedule is subject to change as this is a very complicated painting project that requires the use of the window washing equipment. Additionally, the product that we are using has an extended warranty and requires a primer, 1st coat, and finishing coat that has to be applied on separate days for curing purposes.

On the days that your unit is scheduled, we will need to escort the painters through the unit to the balcony throughout the day. There will be one to two painters working on your balcony and one working on the swing stage outside of your balcony.

The schedule for the 03 and 04 stacks will be sent out after the completion of the 01 stack.

Dryer Duct Cleaning

The bi-annual dryer duct cleaning is scheduled for the week of May 7th through May 10th. During this time, we pull out all of the dryers and clean the exhaust hoses and ducts in each unit. If there are any damaged exhaust hoses, we will replace them at that time.

Jeremy or I will be escorting the crew into each laundry room. We will call 10-15 minutes before we get to your floor to find out if you are home.

LED Lighting

The Association is taking advantage of a lighting rebate offered by SDG&E.  Beginning next week, a lighting contractor will be in the garage replacing the fluorescent tubes with LED lights. They are going to replace all that they can, but if you have a light directly above your vehicle, we may reach out and ask if you could move your vehicle while we replace the light bulb. If you have a light in your storage cage/room, we will need access to replace the bulb inside as well. We will contact you ahead of time for that access.

Replacing the fluorescent tubes with LED will save the Association $12,000 per year in electricity costs.
